I have a multidimensional company that I want to build my own site off of myspace. I need a site that has templates and hosts as well. I'd like to have forums, chat, and let members and guests log in and out, let them post new local projects, etc....as well as an ongoing local art/music/community news section. I suppose like a business blog. I don't mind paying for a site, but cannot afford more than $20/month, preferably under $10, but I want quality and reliability.

Any and all suggestions would be GREATLY APPRECIATED.
